Real Estate Prices Depend On More Than The Location

When you set out to buy a home and become a home owner, the first thing that will affect your final decision is going to be the price of the house. This will depend on your financial situation and the loan that you can get. Once you know roughly what price you will be able to afford you can set about home hunting. Remember the home can be anywhere in the back of beyond and still be in great shape. Or it can be the most posh area and be in serious need of home improvement. Here are a few other things that you should consider before you make your final choice.

Home Garden

The home garden is the area around the home in front and behind that you can grow grass and plants in. If this area is big then you will probably be charged more for the house than one which has a smaller area for the home garden. Now it makes sense to consider how much effort you can put into a home garden. If you are the kind who loves to play around in the soil, then by all means go for a home with a huge area attached to it. But if you don’t have the time or inclination to put in too much effort into gardening then it might be a good idea to consider a home with a smaller plot of land attached to it.

Pool

While having a pool might sound like the ultimate luxury do consider the upkeep costs? It is not a one time investment; you need to keep paying money to clean it and chlorine it. Yes, it might be great to have your own little plunge bath but at the same time it is going to take a lot of effort and running home repairs to keep that pool in usable shape. Plus a house with a pool is going to cost you more than a house without a pool.

Landscaping

Here’s something that has ample opportunity for home improvement. A lot of it can be part of do it yourself projects. If the home already has some landscaping done, you can be assured that the property value is going to be higher for it. If it does not have any landscaping done it would be a great opportunity for you to add value to your home by adding some to it.

Roofing, Flooring and Foundation

While a home garden, pool and landscaping are external features you must also pay attention to the internal features like roofing, flooring and foundation. Here again the foundation is far more important than the roofing and flooring. As the other two may be renovated by the foundation is the very crux of the home. If there is a problem there, then you will have problems cropping up all over the place.

So before you make that final big investment make sure that you take all these factors in to consideration as well. In the end try and pick the house that welcomes you, not one which will take plenty of home repairs to get habitable.
